Riot Locks In a $9.1 Billion AI Lease at Its Rockdale Campus

Intelligence Brief

Riot Platforms has signed a 20-year data-centre lease covering 191 megawatts of critical IT capacity at its Rockdale, Texas, campus. The company values the initial contract at $9.1 billion. Two five-year options controlled by the tenant could lift the total to about $16.1 billion if both are exercised.

Riot describes the tenant only as a leading frontier AI laboratory. External reporting has identified Anthropic, but neither Riot nor the reported customer has publicly confirmed that name. The counterparty should therefore remain unconfirmed.

The agreement covers a build-to-suit Tier 3 data centre. Riot estimates cumulative net operating income of $7.3 billion to $8.2 billion during the base term, equal to an annual average of roughly $365 million to $411 million. Those figures are company projections, not guaranteed cash receipts.

Strategic Assessment

The lease changes how Riot’s power portfolio can produce revenue. Bitcoin mining pays according to network difficulty, energy costs and the market value of mined coins. A long-duration AI lease can produce contracted payments with less direct exposure to those variables.

Riot gains a second use for infrastructure assembled around large power loads. Other miners with suitable land, grid access and interconnection rights may pursue the same route. The constraint is physical. Mining sites are not automatically ready for high-density AI workloads, which demand different cooling, redundancy and service standards.

The tenant benefits from access to 191 MW without developing a new campus alone. Riot carries construction, execution and concentration risk. A single large customer can improve revenue visibility while making delays, renegotiation or counterparty weakness more consequential.
